While the rest of the country starts adding layers (and rain jackets) for winter - sorry Cape Town and Johannesburg - on the North Coast, we’re slowly stripping them off.

 

This time of year has always been one of our favourites. The coastline softens, the humidity lifts, the mornings are quieter and the beaches feel slower again. There’s an ease to life here during winter that’s hard to explain until you’ve experienced it yourself.

 

It’s also one of the best times of year to house hunt.

 

As we move further into the year, one thing continues to stand out across the North Coast market: people are making property decisions with lifestyle at the centre of them.

We’re seeing buyers place real value on the way they want to live day-to-day. Estate security, walkability, access to nature, good schools and thoughtfully designed homes are all playing a significant role in purchasing decisions. Homes that offer ease, flow and connection to their surroundings continue to attract strong interest, particularly within the coast’s established lifestyle estates.

 

What’s particularly interesting is that this demand remains steady even within a more considered market. Buyers are taking their time, but when the right home presents itself, movement happens quickly. We’re also continuing to see strong interest in private and off-market opportunities, with many sellers preferring a quieter, more tailored approach to the process.

 

At the same time, the North Coast itself continues to evolve in meaningful ways. Infrastructure investment, new developments and growing lifestyle offerings are all contributing to long-term confidence in the region. The continued momentum around Seaton House School, alongside the highly anticipated opening of Club Med South Africa in July 2026, reflects the scale of growth and investment happening along this stretch of coastline.

 

Positioned in Tinley Manor, Club Med’s beach and safari concept - including the world’s first Club Med Surf School - is expected to bring further international attention to the area and strengthen the North Coast’s position as one of South Africa’s most exciting lifestyle destinations.
