Is there really a "right" time to buy or sell?

Category News

It's one of the questions we hear most often.

"Should I wait until the market improves?"
"Is now the right time to sell?"
"Should I buy before prices increase?"

The truth is, the "perfect" time rarely exists.

Property markets naturally move through cycles, but individual circumstances almost always matter more than trying to predict the market. A growing family, a new job, downsizing, relocating or investing for the future will have a far greater impact on your decision than waiting for a headline that says it's the perfect time to buy.

We also find that buyers often focus on interest rates, while sellers focus on achieving the highest possible price. In reality, those two things usually move together. When conditions favour sellers, buyers often face higher competition. When buyers have more negotiating power, sellers are also purchasing in that same market. For most people, it balances itself out.

What matters most is understanding your own goals and having the right advice around you. The best time to buy or sell is when the move makes sense for your life, not when the market tells you to.

A Quieter Side of the Market

One trend we've seen continue to grow is the number of exceptional homes being sold privately.

Many homeowners prefer not to advertise their property publicly, choosing instead to market discreetly through trusted relationships. For buyers, this means some of the North Coast's most remarkable homes never appear online.

If you're searching for something specific, it's always worth reaching out. The right home may already be available, even if you've never seen it on a property portal.
